How to Adjust Garage Door Tracks

Garage doors typically open and close by rolling up and down on two tracks that run from the floor to the ceiling on either side of your doorway. These tracks and rollers are designed to help the garage door operate smoothly. But, when they get jarred or become loose, your garage door won’t open and close the way it should. Poor garage door alignment can result in:

  • A garage door that binds and is hard to open and close

  • A door that rubs against the rubber molding

  • A garage door gap between the door and the rubber molding

  • A garage door that has a gap at the bottom

If you realize any of the above problems or notice an issue with your garage door track alignment, you may be able to remedy the problem yourself. In most cases, you will need to realign both tracks. Keep reading for simple, step-by-step instructions on adjusting your garage door track.

Adjust the Tracks for a Binding or Sticking Garage Door

If your garage door binds when closing or opening, it may be a simple matter of adjusting the vertical alignment of your track. Here’s how to do it:

Step One: Loosen the Track Screws

Loosen the screws that attach the track to your garage wall using a screwdriver. Give the track just enough play to slide from side to side.

Step Two: Adjust the Track Position

Using a rubber mallet, tap the bottom of the track so it is perfectly vertical. To check your work, use a spirit level to confirm that the track is indeed back in vertical alignment.

Step Three: Tighten the Track Screws

After confirming that the track is in the correct alignment, tighten the screws so that the track remains in its new position.

Step Four: Adjust the Other Track

After adjusting the first track, you’ll have to adjust the track on the opposite side as well. Repeat the steps above using a screwdriver, level and a rubber mallet to ensure it’s perfectly straight.

Adjusting the Tracks for a Garage Stop Rubbing Against Molding

To adjust a garage door side gap, or to fix a garage door rubbing on one side, you’ll need to realign the track brackets.

Step One: Loosen the Track Bolts

First, use a wrench to loosen the bolts that secure both tracks to their lower track brackets. Make sure both tracks are loose before you proceed.

Step Two: Adjust the Door Gap

Move one of the tracks either left or right until you leave a gap of about ¼ inch between the stop molding and the side of your doorway. Remember that the gap should be uniform on both sides. Adjust the opposite track accordingly.

Step Three: Tightening Track Bolts

Once you’ve properly adjusted the gap in your garage door, tighten the track bolts using a wrench. Confirm they are well tightened, but avoid over-tightening them.
